 Design Build Contract Delivery Method

In 1996, the Florida Legislature authorized the Department of Transportation to use Alternative Contracting Techniques to control cost and time increases on construction projects.

One goal of  alternative contracting  methodology is to reduce the time it takes to deliver a project and thereby reduce the impacts of construction on motorists, businesses and homeowners within the transportation corridor. One of the most unique alternative contracting techniques is the Design Build Contract Delivery Method.

 

 

What are the benefits of design-build?

The need to complete projects quickly makes design-build an attractive alternative for certain projects. Design-build can shorten the time to complete a project by overlapping the design and construction. The Design Build delivery method also helps to reduce contract administration costs.  In addition to quicker completion, the design-build collaboration may result in greater innovation and flexibility in the selection of design, materials and construction methods to satisfy the owner’s requirements. Since both design and construction are performed under the same contract, claims for design errors or construction delays due to design errors are often greatly reduced. These disputes are resolved within the design-build team rather than between the owner and designer or the owner and contractor. Construction can begin before all design details are finalized.
